A NEW HOUSE THAT DOESN'T WORK

A 4 year old home in a new development has not delivered on the lifestyle of this family. In October 2022 - I am handed a partially demolished newish home with no electrical work done, no removal of steel frame, no adaption of walls or plaster/ patch / paint / cornice. No gaps in flooring tiled. The major trade was hospitalised indefinitely - so I managed to hire a electrician in 24 hours and had the power moved to new locations. Purchased with my trade discount 2 lovely pendant lights to brighten up the dark kitchen.

this is maybe a temporary solution However it delivers the much needed light in the area. I hire a general trade group to remove the Bluescope steel exposed internal supports which have been left this way for many months - and get the small lounge made double the size with all new walls / cornices/ tiling/ plaster / paint and in 2 weeks we have the home back functioning ready for the overseas visitors later in the month. Next year we will attempt the remainder of the tasks. The kitchen is a badly designed galley style with no storage in areas that are available. We redesign that using some existing cabinetry and adding up to the ceiling additional cupboards. Plus small appliances can now be stored in a new cabinet on the island. The family area OFF the kitchen is the size of a bedroom - so it is decided to remove a home office and relocate that to an unused bedroom . A tight budget and challenges with covid cases in both the client and the trades at different times. Note we had to be inventive regarding the walls we removed and replacing tiling - the builder left only 2 tiles we needed 25. No retailers or suppliers had this original tile - ( so we are making a clever feature pattern of the new floor tiles in the newly enlarged lounge ). All works complete ready for visiting relatives.
